The space

Cozy & Clean 3 bedroom, 2 bath historical home nestled in the heart of Denton. With 1785 square feet, there’s plenty of space to spread out and relax in this quaint, character-rich house. Enjoy your morning coffee/tea on the backyard deck – a delightful bird oasis with sounds of a variety of species and playful squirrel activity to watch. In the fall, snack on hand collected fresh pecans from our tree! Beautiful, original shiplap walls and hardwood floors would make Chip & Jo proud! Updated, farmhouse designed kitchen & primary bathroom add comfort and ease to your stay. Longer rental? Loads of closet/drawer space and a full-size, stackable washer and dryer is available for your use. Virtual work? Fast internet (250 mbps) and various work spaces allow flexibility and versatility during your visit.

Nightly Listed Fees are for a total of 6 Guests.
#1 Bedroom has 1 Queen bed and 1 Full bed and desk looking onto backyard deck.
#2 Bedroom (primary) has 1 King bed and a sitting area with love seat, chairs & desk.
#3 Bedroom has 2 twin beds.
Each bedroom has full use of closet space and drawer/cabinet spaces to unpack & spread out.

Additional fee of $35/person/night with a Maximum of 12 persons allowed:
• 2 XL twin beds can be set up in either bedroom 1 (which allows a total of 6 people sleeping in x-large room) OR in Bedroom 2’s sitting area. These must be pre-arranged prior to check-in for proper set-up.
• Queen Sleeper sofa in living room
• A portable pack & play is available (please notify prior to check-in if needed)

Kitchen Space and Special Events:

The kitchen comes fully stocked with pots/pans/dishes/utensils/nut crackers (pecans!). Gas range with 5 cooking surfaces and Double Ovens. Microwave.
Coffee Pot, Keurig coffee maker, Blender, Toaster and waffle iron.

Counter seating for four. Table has extra leaf allowing up to 6 chairs. Outdoor table seats 6 comfortably. Extra fees may be added if planning to entertain additional people at location. Please discuss details with host prior to booking. *Important notice* This is not a party house/venue. This is a quiet and family friendly neighborhood. We ask that noise be kept at respectable levels and outdoor activities end by 10pm Sun-Thu, 11pm on Fri-Sat.

Parking for cars is free: 2 vehicles in the driveway and street parking in front of house.

Comfortable beds with variety of firmness for individual preferences, Roku TV, Fast Internet, Quiet Neighborhood, Front porch seating. Huge outdoor living space in backyard with cushioned chairs to accommodate up to 12 people. Barbecue grill , 8 foot privacy fence and outdoor table add to outdoor enjoyment.

Guest access

Guests will have access to everything on the property except for the garage, storage shed, and an extra owner’s closet located in bedroom #1.

Security & Safety:
There are security lights and cameras (recording 24/7) around the exterior of the house and safety equipment inside such as fire alarms, carbon monoxide monitors and fire extinguishers.

Pets:
Denton is a very pet-friendly town! We love our own pets and appreciate families wishing to travel with their furry friends. Unfortunately, due to allergy issues, we do not allow cats in this house. Dogs are allowed with specific conditions agreed upon prior to booking. Please contact host for more details.

Additional Guests:
Please be aware, we charge an additional guest fee of $35/day/guest for any guest staying overnight who was not indicated prior to first day of arrival.
